Selling a home can be an overwhelming process for many of us. Whether it’s your first or fifth time, the market is always different and the process is forever changing. That’s why hiring a qualified REALTOR is so important.
Finding a REALTOR and making the right decision about who to put in charge of the ship isn’t always easy though. During the interview process asking a REALTOR these seven questions can help you make the right choice.

  1. How Long Have You Been Working in Real Estate?

Experience is essential in the real estate business and you want a REALTOR on your side that has plenty of it. Look for a REALTOR who has been helping people buy and sell homes for years, not just a few months.
They’ll be more knowledgeable and helpful when dealing with circumstances such as multiple offers.

  1. How Long Have You Been in the Area?

Every neighbourhood is different. Your REALTOR may have 20 years of experience, but they may not understand your area and market. When looking to hire a REALTOR to sell your home, you don’t want somebody who is testing out his or her knowledge.
You don’t need somebody who has been in the area their whole life, but a first-time seller probably isn’t your best bet.

  1. Can You Provide References?

Some REALTORS are relatively easy to vet online these days. However, being able to obtain references can provide some peace of mind. If a REALTOR can’t provide any working references that may be a sign that you should keep looking.

  1. Do You Have a Plan for Me?

Marketing and selling a home requires a strategy – an overall sales plan. If a potential REALTOR doesn’t have a plan on how to market your home to ideal candidates, then they probably aren’t the right choice for you.

  1. What’s Your Average List Price vs. Sale Price?

Average list prices can look impressive, but they don’t mean anything if all of the sale prices are 50% lower. Ask for a list price to sale price ratio. Make sure your REALTOR can actually get you the money you deserve for your home.

  1. How Much Do Your Services Cost?

Ask for a clear breakdown of how much a REALTORS services will cost you through the whole process. Do they charge a commission or a flat fee? Ask these questions before agreeing to work with them.

  1. Do You Offer Any Guarantees?

Do you have to pay your REALTOR if they don’t sell your home? Do they cut their fees if they don’t sell in 90 days? Ask about guarantees, or a lack of them, before signing.
